Depending on the roofing material, roofs typically have a lifespan between 15 to 25 years. A roof beyond or nearing this age needs to be replaced for better performance and to avoid costly maintenance. Installation may seem like a hassle at first, but the benefits—longer lifespan, eco-friendly materials, improved energy efficiency, and durability—should outweigh the cost.

 

Curling or Missing Shingles

Portland’s snowy, wet winters and dry, sunny summers can eventually wear on roof shingles. Curled, buckled, and broken shingles point to a roof that needs replacement. Missing shingles also expose the structure to the elements, and quick repairs won’t always work.

 

Ice Damming

When a roofing system has ventilation issues, ice dams may form during the winter. This happens when heat from the attic warms the snow resting on a roof. This water run-off immediately freezes when it reaches the edge of the roof. Added pressure from these icicles can damage roofing and allow water to seep into its inner layers.

 

Dark Streaks

Aging roofs are prone to algae infestation. Airborne algae appear as dark streaks on old roofs and points to a roof’s deterioration. Algae may also eat away the shingles’ weatherproofing qualities, thus exposing the structure to the elements. Replacing the entire roof can help resolve moisture damage and potential leaks.

 

Mold Growth

Poor roof ventilation can also lead to mold growth from condensation on the underside of the roof. Mold compromises the wooden structure supporting the roof. When not treated immediately, it may require a total roof replacement.
